INTRODUCTION
Bloor Homes have submitted an outline planning application to Broxtowe Borough Council for the provision of a link road from the A52 south towards Stapleford Lane.
Alongside the delivery of the road it is proposed that there will be up to 880 dwellings (including affordable homes), a Country Park (including Forest School Provision), a Local Centre, formal and informal open space and improved pedestrian and cycling links at Toton North (north of the NET Tramline).

We are keen to inform the existing community of our planning application submission. We welcome the views of local people and would like to understand what they would like to see from the development. We are keen to understand what feature are important and whether anything further can be added to the outline application if appropriate.
The development proposed will facilitate the delivery of an important link road and allow the bypass of the Bardills Roundabout. The proposed link road will also provide an access point into the ‘Chetwynd Barracks’ site to the south. Delivery of the Toton Link Road is an important policy requirement of the Council and is required to ensure that they can build enough homes to meet the demand for new housing both locally in Broxtowe and nationally.

An important part of the proposed development are the proposals for a Country Park in the northern park of the site. The Country Park proposed will provide a publicly accessible area of recreation that will provide a permanent legacy to be used and enjoyed by existing nearby communities and future new residents. It is proposed that provision for a forest school could feature within the Country Park setting. As part of the consultation, Bloor Homes are keen to understand what other features the Country Park should include.
The development proposals for the site include the following:

Up to 880 residential dwellings including affordable homes

Provision of formal and informal open space, green infrastructure, and landscaping

Pedestrian and cycle routes to Stapleford and Chilwell including additional link to Toton Lane Tram Station

Development of a new Country Park (including Forest School provision)

Future proof road link safeguarding access to Chetwynd Barracks to the south

Provision of a new Local Centre

Supporting infrastructure and utilities

Following the close of the consultation, Bloor Homes will report responses received to the Council and make any appropriate updates to the scheme if necessary.
Following the submission of the planning application in April 2025, Broxtowe Borough Council will soon consult local residents, statutory consultees, and other interested parties before reaching a decision.
